Today was about skin in the game. A retail landlord going from a 10% stake to owning a Sheffield estate outright. A Hull firm opening £1.5bn of building work to local contractors. Homes England grant behind 122 affordable homes near Darlington. A Barnsley builder buying land for 113 more. Not promises or masterplans, but money actually committing to the North. And, at the end, a warning about the one place too many Northern businesses are still absent: the AI tools people now use to find them.
The big one: someone just bought Sheffield’s high street outright
The standout was in Sheffield. Retail landlord NewRiver has bought out its joint-venture partner to take full ownership of The Moor for £38.3m, moving from a 10% stake to 100% of one of the city’s largest retail and leisure estates (Place Yorkshire). While plenty of investors have spent years fleeing town-centre retail, NewRiver is doing the opposite and doubling down on a Northern city centre. A change of landlord is not the same as new shops, but capital committing rather than exiting is the right direction.
Who gets to build the North
The most quietly important story came out of Hull. Procurement specialist Pagabo is launching a £1.5bn national framework for medium-sized public building work, and has split it into five regional lots specifically so local contractors can compete (Construction News). When public work is bundled into one giant contract, only the national players can bid and the profit leaves the region. Break it into regional lots and a strong Yorkshire or North West builder can win on its own patch. A Hull firm writing the rules that favour Northern contractors is exactly the kind of economic power the North needs more of. The tender opens on 1 September.
Homes, funded and moving
Two housing stories showed the difference between a plan and a committed one. Near Darlington, developer Hellens Residential has secured Homes England grant to fund 122 affordable homes at Burtree Garden Village, most of them for social rent, through the Social and Affordable Homes Programme (Business Up North). And in South Yorkshire, Barnsley’s own Ben Bailey Homes bought two permitted sites for 113 new homes in Doncaster and Barnsley, backed by residential investor St Bride’s (Insider Media). Grant-funded social rent and a rooted regional builder buying land with planning already in place are two of the healthier things housing news offers.
The small money that does big work
Not everything was measured in millions. On the Teesside and North Yorkshire coast, housing association Beyond Housing reopened its Community Fund, with grants of up to £1,000 for grassroots groups in Redcar, Scarborough, Whitby and beyond (The Scarborough News). For a group run by volunteers, a grand is often the difference between an idea and a thing that actually happens. The deadline is 14 August.
The warning: AI is the high street’s new front desk
We closed on a problem every Northern business should take seriously. New research found AI chatbots return a false fact about roughly two in three high street businesses, most often putting them in the wrong location (Retail Focus). For town centres in Leeds, Sheffield and Hull already fighting for every visitor, a chatbot sending a customer to the wrong address is money lost before they set off. Keeping your digital record clean and consistent is fast becoming as important as the sign above the door.
The bigger picture
An estate bought outright, £1.5bn of work handed to local firms, affordable homes funded, land secured, communities backed a grand at a time. Underneath the different numbers is one story: capital and institutions putting real weight behind the North, in cities, towns and coastal communities alike. The last story is the reminder that none of it counts if the customer, the resident or the investor cannot find you. The North is being built. It also has to be found.
