One of Sheffield’s largest retail and leisure estates now has a single owner. Retail landlord NewRiver has bought out its joint-venture partner to take full ownership of The Moor, the open-air shopping and leisure estate that runs through the south of the city centre, in a deal worth £38.3m. As Place Yorkshire reported, the purchase takes NewRiver’s holding from 10% to 100%.
What NewRiver has bought
This is not a small holding. The Moor covers around 680,000 sq ft of retail and leisure space, anchored by Next, Sainsbury’s and an occupier-owned Primark, with a 670-space car park and a nine-screen cinema. NewRiver first took a 10% interest back in 2021, through a joint venture with funds managed by investment giant Pimco. Buying out that partner now hands it complete control of the estate and all of the income it produces.
Buying when others were selling
The timing is the interesting part. Plenty of investors spent the last few years running from town-centre retail, writing it off as a dying asset class and heading for warehouses and out-of-town sheds instead. NewRiver, which as its own results show has built a business around exactly this kind of resilient, community-focused retail, is doing the opposite. It is putting more money into a major city-centre estate in the North, not less.
A vote of confidence Sheffield can use
The Moor has held up better than most high streets, precisely because it is anchored by the shops people still physically go to: a big supermarket, a discount clothing giant, a cinema. Full ownership means NewRiver can now make decisions on the estate’s future without a partner to consult, and it has every incentive to reinvest and keep it busy.
The honest caveat is that a change of landlord is not the same as new shops, new jobs or more people through the doors, and Sheffield’s wider retail core still has empty units to fill. But capital choosing to commit to a Northern city centre, rather than quietly exit it, is the right direction of travel. Someone with deep pockets has just decided Sheffield’s high street is worth owning outright.
