Riverside Sunderland: £4.5m of finance brings 34 homes to the old Vaux site

The old Vaux Brewery site in Sunderland keeps filling in. Paragon Development Finance has provided £4.5m of revolving development finance to developer igloo to build 34 homes at Riverside Sunderland, the long-running regeneration of the former brewery land in the city centre. As Place North East reported, the facility covers two phases of housing on one of the North East’s most closely watched sites.

What the money builds

Phase one is 18 townhouses and maisonettes, forming a residential cluster in the Vaux neighbourhood. Phase two adds 16 apartments based on designs from the government’s Homes of 2030 competition. All of it is being built using modern methods of construction through igloo’s Footprint process, and the scheme is expected to qualify for Paragon’s Green Homes Initiative for highly energy-efficient housing. It sits inside the wider Riverside Sunderland masterplan, delivered with Sunderland City Council and Housing Growth Partnership, which is turning the former brewery land into homes, workspace, leisure and green space.

Why the structure matters

The type of finance is the interesting part. Revolving development finance lets a builder draw money down, repay it as homes sell, then draw again for the next phase. For a mid-sized scheme like this one, that is the difference between building in a single push and building steadily in stages without the site ever going quiet. It keeps the diggers on site and the money working.

The Vaux story

The Vaux Brewery closed in 1999. The land then sat largely empty for the better part of two decades, a standing reminder of what the city had lost. What has gone up since, the City Hall, new office buildings and now housing, has slowly rewritten that story. Thirty-four homes is a modest number on its own. As one more piece of a masterplan that has already brought thousands of jobs back to the riverside, it is another sign that Sunderland has turned derelict ground into a working city-centre quarter. Steady, sensibly financed delivery is exactly how a site of this size gets finished.
