Stockport has pulled off a genuine national first. Parliament has approved the expansion of the Stockport Mayoral Development Corporation (MDC), tripling its boundary from 130 to 410 acres to cover the entire town centre — the first time an MDC has been legally granted a boundary extension anywhere in the UK. As Insider Media reports, it unlocks the next phase of one of the country’s most-watched regeneration stories.
Doubling the ambition
With the expanded remit, Stockport has doubled its target for town-centre living — from 4,000 to 8,000 new homes by 2040, to be delivered over the next 14 years across a mix of affordable, private-rent and homes for sale. According to Stockport Council, the plan pairs housing with the infrastructure a growing population needs: a new town-centre secondary school and a modern health hub.
The next major scheme, Stockport 8, will bring around 1,300 homes to a new neighbourhood near the town’s landmark viaduct, alongside public squares. It is part of an ambitious £1bn programme that is already generating an estimated £500m of construction activity a year.
Why Stockport became a blueprint
Stockport has quietly become the template other town centres study. Rather than chase retail back to the high street, it has bet on residential density, transport (its transport interchange and rooftop park have won awards) and high-quality public realm to bring life back to the centre. The MDC model — a dedicated, empowered delivery vehicle — is what has let it move at pace.
The UK-first boundary extension matters beyond Stockport itself. It signals that mayoral development corporations can be expanded where they work, giving combined authorities a proven tool to scale regeneration. For Greater Manchester, Stockport is fast becoming the proof that a mid-sized town centre can be comprehensively remade — and that the structures of devolution can deliver it.
